1. Who provides the service
Padolens is a personal project of Andrea Logoteta, Via Cesare Battisti, 4, 35030 Rubano (PD), Italy. Contact: andrea02.business@gmail.com.
2. What the service is
You send the text of a room listing, and the messages around it if you have them. A person reads it with the published method and replies by email with the risk signs found. A serious red flag is always communicated for free. For €5 you can ask for the full report: the readings with quotes, the questions to ask and a message ready to send.
It is a risk signal. It is not a guarantee, not legal, financial or tax advice, and not a check of who owns a property or who a person is. We do not contact advertisers, do not introduce you to landlords, do not take commissions and do not hold or move any money. See the disclaimer.
3. Test phase and time of answer
The service is in a test phase until [end date: 15 December 2026, to be confirmed]. We aim to reply within 24 hours of your request and to send a paid report within 24 hours of payment. This is a target, not a promise: a reply can be late.
4. Prices and payment
- Free: a serious red flag, yes or no, with the reason.
- Full report: €5 for one listing, VAT included where it applies [to be checked].
- The 30-day pass (€24.99) is not on sale yet. Joining the waiting list creates no obligation.
Payment is made through PayPal, on the payment provider’s own page. We never see your card details.
5. Right of withdrawal
If you buy as a consumer, you may withdraw from the purchase within 14 days without giving a reason, by writing to andrea02.business@gmail.com. If you ask for the report to be prepared at once, as the order page lets you do, and you confirm that you understand you lose the right once the report has been delivered in full, the right ends when the report is delivered. Before delivery, you can still withdraw and be refunded in full. [To be confirmed against the consumer rules that apply to digital services.]
6. Refunds
If we cannot deliver the report, or the listing sent cannot be read, you are refunded in full. [Other cases and how long a refund takes: to be written.]
7. What we ask of you
- Send room listings and related messages only.
- Remove names and phone numbers of other people before you send the text.
- Use the answer to ask questions and to decide for yourself. Do not treat it as a guarantee.
8. Limits
A well-written scam can read as clean, and an honest landlord can be flagged. We are not responsible for the decisions you take or for money you pay to third parties. 9. Changes and law
